Valleyview’s Land Use Bylaw is Changing

Council has given first reading to a new Land Use Bylaw intended to simplify development approvals, provide greater flexibility, and update the Town’s development regulations.

Major Proposed Changes

  • Municipal Planning Commission eliminated: Development permit decisions would be made administratively by the Development Officer.

  • Downtown design requirements removed: Downtown-specific design guidelines would be eliminated to reduce barriers to business investment and redevelopment.

  • Greater flexibility: The Development Officer could approve variances of up to 25% for setbacks, lot coverage, and building height.

  • Simpler parking requirements: More flexibility would be available for existing buildings, shared parking, and downtown development.

  • Updated development rules: Requirements for fencing, shipping containers, secondary suites, signs, and commercial and industrial development have been revised.

The Subdivision and Development Appeal Board will remain in place to hear eligible appeals. The complete proposed Land Use Bylaw should be reviewed for the full wording and effect of the changes.
